What is gross yield?

Gross yield is annual rent divided by property value, expressed as a percentage. A property worth £350,000 generating £21,600 per year in rent has a gross yield of 6.2%. It does not account for mortgage costs, maintenance or voids.

What is Net Yield?

Net Yield deducts your annual mortgage and running costs from gross rent before dividing by property value. This gives a more realistic picture of actual income relative to asset value.

What is a good yield in the UK?

In 2026, a gross yield of 5 7% is generally considered healthy for UK buy-to-let. Yields vary significantly by region northern cities such as Manchester, Liverpool and Leeds typically offer higher yields than London and the South East.
